What You’ll Need to Apply

We request documents only after you receive a Loan Estimate and confirm your intent to proceed.

The following documents may be requested to obtain a new mortgage loan:

Past two (2) years W-2 statements
Pay stubs covering the last thirty (30) days
Two most recent monthly bank statements
Most recent 401K, IRA, or Mutual Fund summary
Photocopies of any stocks or certificates of deposit
A letter of explanation for any known credit problems
If renting: 12 months of canceled rent checks or your landlord's contact

Additional items (such as tax returns for self-employed borrowers, or a note and deed of trust for a refinance) may be required. Your loan officer will provide a specific list for your loan.

Frequently Asked Questions

Why do you need so many documents?

Because underwriting has to verify rather than assume. Most requests trace to a specific rule about income, assets or identity. If a request seems unnecessary, ask — we would rather explain it than have you guess.

Do DSCR loans require tax returns?

Generally no. DSCR loans qualify on the property’s rental income rather than your personal income, which is why investors use them. Documentation still applies, it is simply different documentation.

Can I send documents by email?
